Property Description:

The property is located right outside "downtown" Bucksport. It's about half an hour to Bangor, Belfast, Ellsworth, and Castine, all of which offer a good market for agricultural products of any sort. The land itself slopes gradually (a bit more steeply in some places) down to a marshy creek. The exposure is generally southeasterly. About a third of it seems to be quality pasture (besides prevalence of milkweed in certain areas), and a third is in early successional forest (mostly birches, aspen, and pine) that would be easily thinned for a silvopasture model. The remaining third is mature forest, predominately of pine, beech, and oak, with some apples, hawthorn, maples (sugar & red) and cedar thrown in. I believe it has been hayed recently and was likely pasture before that.

Currently, there are a few dozen trees and vines that I’ve planted with a drip irrigation set up. I have a long term plan of enlarging this polyculture orchard, leaving 30 foot alleys in between rows, a number of which have been opened into small plots (30x50) and are currently tarped. Available present and future alley space would amount to perhaps 3 acres of separated by  rows of perennial plantings. I’m looking for someone who would like to use the alleys for either pasture or low-tillage market garden production.

In terms of infrastructure, there is a municipal electricity and a well with an existing network of drip irrigation that you would be welcome to branch of off in a manner that does not conflict with perennial irrigation. There is a shed that houses a wood stove, space heater, and the pump/tank. Additionally there is a shelter logic shelter for storage of some equipment.

The arrangement I’m looking for is one in which you utilize the available areas in a regenerative manner in return for irrigation (there are timers so mostly just making sure everything is running well), and some basic maintenance of existing infrastructure. Beyond that, you’d be responsible for a proportion of water electricity and water bills depending on usage. I’m not looking for a lease payment but very highly prioritize a good working relationship, eagerness to contribute, conscientiousness, reliability, consistent communication, a shared vision, and standard of work.
