The farmhouse was built around 1850. This land has been in farming since that time. The buildings were built in the traditional New England "big house, little house, back house, barn" style. The main house is heated with wood. Since we bought the farm, we have laid pine floors on the first floor, painted all the rooms in the house. We made improvements in the downstairs bathroom and have almost finished an upstairs bathroom. We are in the process of replacing the roof with metal roofing.
The owner before us tore down the ell of the house and rebuilt it. He used this section for a business he ran here. We ran a B&B in this section for six years. We currently rent this section. The apartment has 2 bedrooms, large library and office area, sitting room, 3/4 bathroom, and full kitchen. This section is heated with Propane.
In 2000, we tore down the sheds that connect the apartment to the barn and built the post and beam winery building, which now has a licensed commercial kitchen. This 24'x40' building has a full basement which houses our wine making area, first floor sales area, a second floor living area, and full third floor which we use for storage. There is a lot of finishing work to be done in this building. This building is heated with small Propane heater in the basement. It requires very little heat as the building is built with structural insulation panels with 6 & 8 inch polystyrene panels. This is a two story building plus a poured concrete basement and 12 ft high loft on the third floor. They are part of three Farmer’s Markets in the area: Belfast United, Blue Hill and Franklin.
There are 3 turn-key businesses being offered with this farmland transition. The farm business itself, the apartment rental (which would be great farm worker housing and/or inlaw apartments), and the winery. The land owner is open to all options for transitioning these businesses, understanding that all three might not work for the new incoming farmer and what they see for goals on the land. The value of each business will be evaluated to reflect the eventual sale price.
