There are six plus or minus aces on which the house and kennel are located. We are located off Route 1 at 47 Kennel, Sullivan. The driveway is approximately 800 feet through an open field, 400 feet into the woods. The majority of the property is wooded with a farm pond at the head of the field; the house sits at the head of the drive. The foundation has 10 inch thick concrete walls with a 6 inch floor with 2 inches insulation. There is a 10 x 12 sun space with a heat sink in the floor and gas heater used to start plants for the garden.

There is a soapstone wood stove in the living room with approximately 800 exposed bricks that also act as thermal mass when using the stoves. The basement is walk in with an office/ bedroom with a shower, flush and utility sink. There is a large game room currently being used for a workout area. There is on demand propane hot water heater and high efficiency hot air propane furnace.

There is wood storage for 2 cord of firewood.

The main floor has a mud room with a ½ bath, with a washer and dryer and 2 closets and cupboards. The rest of the house is basically open for good air circulation. The kitchen has a propane Thermador cooktop with a down draft exhaust vent; dishwasher, trash compactor and a double wall oven, the floor is ceramic tile. There is a breakfast bar, raised dining room with bamboo flooring. The living room has the second woodstove, it too has bamboo flooring. From the living room you go upstairs with oak stair treads.
The third floor has 3 smaller bedrooms with a walk-in closet, large bath with double sinks. The master suite has two large rooms, one with oak flooring and one with carpet. There is brick hearth / wall. There is a walk in closet.
The attic has 18 inches of insulation, the walls have 13 inches of insulation, we are facing solar south, and the house is described as super insulated solar assist. The house heats extremely well with a yearly cost of approximately $ 500-$1000 per year depending on your heating choices that is including the hot water and cooktop. We use approximately 2 cord of firewood each heating season.

The roof had 50 years architectural shingles and some steel installed in 2011.

There is also the possibility of water views with some clearing of trees.

The garage is 40 x 28 with a full 2nd story with the back section upstairs framed with 2 x 6 so that an apartment could be added in the future if wanted. There is a 14 x 40 foot side overhang roof.

The ceiling down stairs is approximately 10 feet. There are two 9 foot garage doors. The septic tank for the dog waste is beside the overhang, it could be used for an apartment.

There is another out building that is 12 x 14 used for tool storage now it has insulated dog boxes in place.

The kennel building is approximately 45 x 50 feet, with a radiant slab on frost walls. The first floor has grooming area with a raised tub, washer, high efficiency boiler and an on demand electric hot water heater, There are 24 runs varying size from 3 x 4 feet wide to 7 x 4 wide with privacy walls between them to avoid fence fighting. We have 4 covered runs for climbers. The outside runs are 10 feet long they are also separated with privacy wall, 3 of which are also covered. The outside runs are fully enclosed with combination windows that have screens to keep out the bugs, but allow plenty of fresh air. The outside runs are radiant heat also with the temperature about 20’ cooler than inside.

The 2nd floor houses the office and 5 large cat suites. There is a rear stairway. There is a vent less propane heater and a ceiling fan to circulate the heat throughout the area. There is a full septic system. There is a 12 x 14 storage building and 1000 gallon tank for dog waste next to the garage.

The roof was redone in 2011 with architectural shingles and steel. When the roof was done we added another 6 inches of insulation for a total of 18 inches in the roof.
It costs approximately $1000 a year for heat and hot water used to wash down runs

The Kennel was built so that it could be used for several other purposes such as you could use it for Hydroponics, as workshop, studio even a heated barn and a greenhouse. The upstairs could used as additional living space.
