Farm ID 2220

    Farm ID 2220
Property Description:

This is a fabulous diversified organically managed turn-key farm with very energy efficient 3 bed 2 full bath house built in 1992, horse facilities (built late 1980’s), & detached partially finished 2 bed apartment, with huge open loft area above! The property is on 39.4 acres +/-, and has a 100X60 insulated Morton Indoor Riding Arena with attached large barn with hay loft (for 2000-2500 square bales), tack room, frost free hydrant, electricity, and 8-11 horse stalls (depending on size). There is a further smaller barn with several small animal stalls (currently used for pigs and poultry), and 8 fenced paddocks, most with run in sheds, or direct access to the barns. The farm is set well back from the road, in a pastoral location, but is very conveniently located for local or more distant travel.
The 2200 square foot main house has 3 bedrooms. One on the first floor and 2 very large second floor bedrooms with closets & built-in storage areas; a large full bathroom upstairs with whirlpool tub, and a full bathroom downstairs with tub & shower. The first floor also has a living room with wood stove, a dining room, newly renovated kitchen with new stainless appliances, and a mudroom/sunroom. There is a front entrance, and side entrances through the mudroom, with a large deck on the back of the mudroom and steps down into the garden. The full basement is divided into 5 'rooms' and is partially finished & insulated, with special insulated window/bulkhead covers for the winter. Two of the basement rooms are mostly finished - one we use as a spare bedroom/TV room, the other as our library; there is also a pantry room- with direct access out through the bulkhead, a laundry/craft room, and the boiler room. The house was energy audited a couple of years ago, and the work carried out such that we use only about 200 gallons of oil per year and 2-3 cords wood to keep the house comfortable and warm. In the winter of 2015/16 we heated solely with oil and used just over 300 gallons.
In addition to the 6-8 acres of fenced paddocks, 15 acres were cleared in fall 2012 back to the old pasture lines of the farm, we are currently fencing and rejuvenating these back to pasture with the aid of our goats and pigs. The remaining land is comprised of woods with some trails, with an approximately 4 acre bog which attracts lots of wildlife, including: deer, heron, eagles, ducks, beavers, and even a moose occasionally.
There are extensive organically managed garden beds- on all sides of the house, 2 sides of the apartment, and in three very large areas. All of the garden beds have at least 18 inches/2 1/2 feet of well composted mixed species manure, and are all ready to go! Some garden areas have perennial plantings including perennial flowers, apple and pear trees, asparagus, and rhubarb.
Additionally, there is a building next to the house – the ground floor is laid out as a 2 bedroom apartment, it has Anderson Windows and is insulated, with a living room, kitchen & full bathroom with laundry hook up. This building also houses an outside toilet, and a small garage. It is sheet-rocked, partially painted, contains electric, plumbing, and a hot water tank, but is not completely finished. It could make a great rental unit, apprentice housing, commercial space, or offices. Upstairs is a huge open loft that has held up to 1200 square bales hay and could be incorporated into additional living space.
The property is in a very quiet and private location, yet only 1/2 mile from Route 7 half way between Dexter & Dover. It’s about a 1 hour drive to Waterville/Augusta, about 45 minutes to Bangor, and 2 hours to Portland. The property is in Dover- Foxcroft, county seat of Piscataquis County, which has a good school system, with Foxcroft Academy for High School; the Mayo Regional Hospital; Center Theatre; a wonderful library, vibrant granges, a new MOFGA chapter, Cooperative Extension, USDA/NRCS offices and much, much, more. There are also many opportunities and events for new farmers/equestrians in the area.
Offers for the property are invited in the region of $359,900  $325,000
